Believe it or not, every home search has it challenges and this doesn’t change even if you are in a higher price bracket when searching for a home. One buyer demographic that faces this challenge are families looking for a high end home in a kid friendly neighbourhood. Sure, there are plenty of postal codes in Mississauga and Oakville that will give you the life, the prestige and the show stopper home. But haven’t you noticed that many of these neighbourhoods are missing something?
If you haven’t already guessed it, it’s kids! The reality is that the majority of people buying large expensive homes in prestigious areas are baby boomers who’s kids have either left the nest or are close to flying. Don’t believe me? Take a drive around Mineola, Rattray Marsh or South East Oakville and tell me what you see? A game of road hockey? Pick up basket ball? A lemonade stand?
My bet is that you’re more likely to see middle aged couples strolling with their Caffe Latte in hand, or the hip baby boomer jogging with his highly fashionable Yorkshire Terrier in tow. Now there’s nothing wrong with that at all, but if you have children and think it’s important to live in a community with lots of kids for your children to make friends with, you may find your search more challenging than you think.
Three areas that buck this trend and provide a Luxury kid friendly neighbourhood are Watercolours in Lorne Park, West Oak Trails in Oakville and Central Erin Mills. All of these neighbourhoods have their advantages and I will highlight them quickly.
Watercolours
Watercolours is a high end subdivision located within Lorne Park that combines all the bonuses of living close to the lake, having a great home in a premium neighbourhood with the advantages of more kid friendly traditional subdivision. Watercolours may be a good choice for you if you like being close to the lake, enjoy all that south Mississauga has to offer, need to be close to Toronto (20 minutes to downtown Toronto on Go Train),want great schools and live in a prestige neighbourhood. Central Erin Mills
Central Erin Mills is an extremely large neighbourhood, however there are sub neighbourhoods like Credit Mills and other premium streets that are an excellent choice for families looking for a large, luxurious, modern home in an area with lots of amenities and close to excellent schools. More affordable than Watercolours in Lorne Park and comparable in price with West Oak Trails in Oakville, Central Erin Mills is a great choice if you want to remain in Mississauga, have a fantastic home but don’t want to shell out the hefty price tag for a Lorne Park postal code. There are also more price point options in Central Erin Mills making it more accessible. Click here for more information on Central Erin Mills
West Oak Trails
West Oak Trails is a larger neighbourhood located in north west Oakville, and is one of the most in demand areas in all the GTA for professional families looking for a safe, kid friendly area with excellent schools. Unlike Watercolours, West Oak Trails is a larger community that has a wider variety of homes in different price rages, however the neighbourhood as a whole is very nice and you get more house for the price point when compared to Watercolours. West Oak Trails is for you if you want access to top notch schools (both public and Catholic), like a quiet neighbourhood with a high level of neighbourhood pride, love parks and walking trails, and want an area that will be in high demand for years to come. West Oak Trails is not for you if you commute to Toronto on a regular basis and don’t want to spend a long time commuting.
There you have it, three great examples of luxury kid friendly neighbourhoods in Mississauga and the west GTA that offer the best that money can buy for the whole family. Do you think I’ve missed a community that should be on this list? Let me know!
