There is truth to the saying that kitchens and bathrooms sell homes. I think because they are the most personal spaces in a home and so I think they have the greatest impact on the outcome of your sale. Today I wanted to touch on bathrooms, and what to do if yours is outdated or needs a little TLC.

1. Clean

I know it should be obvious but when I say clean, I mean European Grandmother clean! The bathroom is the easiest place to loose potential buyers, its the point where things get serious. One tip to make your life easier is if you are fortunate enough to have more than one bathroom then use only one- it will cut down on the amount of daily cleaning you have to do when you are listed.

2. Grout

Bathrooms have moisture and moisture loves grout! It’s perfectly normal to have small mold and mildew spots on your grout but when you’re selling this has to be gone. If the situation is bad, then I recommend having someone re-grout the tile but if it is minor then there are products such as Grout Renew that you can use to make it look new again.

3. Cabinets

If your bathroom vanity is worn or damaged consider replacing it. If it just needs facelift you can always paint it to a more neutral colour and replace the hardware. If you go the paint it route you can do it yourself or send the cabinets out to have sprayed professionally for an A+ look. While spraying is more expensive than DIY, it is still more cost effective than a full remodel. If you need some suggestions of places that do this contact me and I’ll be happy to help.

4. Counter Top

If your counter is outdated but the vanity is still in good condition, consider just replacing the counter with a stone option. Buyers love it and stone can be very affordable. Talk to someone at a counter top store to see what material would be best for your situation.

5. Hardware and lights

When in doubt, consider replacing your fixtures with new and stylish options. It is an affordable upgrade that can really make your bathroom standout.
