Here’s an important tip for all the home sellers out there. Be careful what you say to potential home buyers and their real estate agents!
I can’t tell you how many times I’ve shown homes for sale to my clients and the home owners have been more than happy to tell me their personal details such as why they are moving, and even negative features of thier home.
As a professional realtor, I am obligated to share with my clients any information I discover about a property, or the situation that can have any affect on the outcome of the transaction. At the same time, I always tell my clients that if they are home for a showing that they don’t need to help sell the home that is what the buyer’s agent is there for. In fact, that leads me to another crucial tip- Don’t be present for buyer showings… that’s why lock boxes were invented! It never works in the sellers favour to be there.. but that’s for another article.
So in closing, if you happen to be home when an agent brings their clients over to see your home, keep the conversation brief. And if they do have any questions your best bet is to direct them to call your real estate agent.
