Windwood Meadowvale

Windwood is name given to the neighbourhood located in the south-east corner of Meadowvale, which is south of Battleford Rd between Winston Churchill Blvd and Erin Mills Parkway. Windwood, is a perfect example of how a small neighbourhood can be vastly different than the larger neighbourhood it belongs to as one of my favourite, family friendly areas in this section of Mississauga.

Like big trees? Got ’em. Like large, private lots? Got ’em. Like miles of trails, parks and your very own lake? Got it! Like sending your kids to some of the top schools in all of Mississauga? You can do that too. This area is filling in fast with families who have already figured out Windwood’s secrets, and at a very affordable price! But the secret is getting out, and prices are rising.


Buyers Who Should Consider Windwood:

1) The Land Lover:

One of the best things about this area is the ‘woodsy’ feel. Most property sizes are 120′ deep and some even deeper. Relative to the size of homes in the area, these are fantastic lot sizes. In addition, since the area was developed in the 1970’s, there are tons of mature trees that give you privacy from your neighbours and potential to truly enjoy your backyard as an extension of your living space. If you like the sound of birds chirping in the morning, you’ll love this area.

2) The Outdoorsy Type & Health Conscious:

The Wabukayne Trail system runs through the community, connecting all four parks- Windwood park, Wabukayne Park, Plowman’s Park and Settler’s Green Park. The trail system that is ideal for jogging, strolling or bike riding. The trails also leads to Miller’s Grove, the Meadowvale Town Centre and the Aquitaine Trail. The best feature in the neighbourhood is by far Lake Wabukayne, a man made lake that has become an unofficial nature reserve with dozens of species of birds and other wildlife.

Due to the age of Meadowvale, in the past many home buyers dismissed it because the facilities were old and lacking. However, The Meadowvale Recreation Centre has undergone a complete renovation. It has all of the modern amenities and features of a new facility and also a lookout onto Meadowvale’s lake Aquitaine.

3) The Home Improvement Enthusiast

Neighbours in Windwood take care of their homes but due to the age of the area, many homes in Meadowvale have become outdated in style. This is a great neighbourhood if you would like to spruce up a kitchen or bathroom, and add equity at the same time. You will find past DIY jobs in many of these homes, and I always recommend getting the job done professionally to fix any past wrongs and to add the most long term value.

4) Schools

Both Settler’s Green PS and  St Elizabeth Seton rank very well and both offer French Immersion programs. For high high schools, Catholic students attend St Aloysius Gonzaga, a top ranking high school in Mississauga. For public school students east of Glen Erin, they fall within the Streetsville Secondary School catchment, which is a very respectable school as well. However, this is a very small area, limited to only a handful of streets.

Buyer Who Might not Love Windwood:

Just like ANY neighbourhood, Windwood is not for everyone, and I think it’s very important to know the downsides so that you can make a fully informed decision.


1) Airplane Haters

Air Plane Noise: Like all of the neighbourhoods in north Mississauga, Windwood lies on one of Pearson Airport’s flight paths. If you are interested in this area you should expect to have planes flying over your home approximately every second day. The good news is that planes are high enough that you shouldn’t hear them inside your house, but when you’re outside, you will hear them.

3) New Home Addicts

Very few homes in this area are turn-key; many won’t have the granite counters and chocolate wood floors you’ll see in newer homes unless you’re willing to do the work yourself.  And even if the home is turn key, most layouts will not be comparable to a newer home. Like most small and mid sized homes built in the 1970’s, you wont find large master en-suites or walk-in closets. Most of the smaller homes will only have one main bathroom, and laundry is usually in the basement. On the flip side there is a ton of potential in these homes, but if you don’t want to do the work, this likely isn’t the area for you.

3) Prestige Seekers

Aside from a handful of larger 4 bed homes, most detached homes in the area are 3 bedroom and less than 2000 sqft. If you’re looking for a larger home you might consider Miller’s Grove located west of Winston Churchill, or maybe even Lisgar.
