Having grown up in Erin Mills, I can tell you from first hand experience that Pheasant Run has always been a quiet, kid friendly area and a great place to raise a family. Located north of Burnhamthorpe Rd W, south of highway 403 between Winston Churchill and Glen Erin Dr, Pheasant Run is a community of detached and semi detached homes where neighbours take excellent care of their homes. If you’re looking for an established community in west Mississauga, then this is a location you’ll want to consider.

Housing Styles in Pheasant Run

Mixing traditional suburban design with elements of post modern architecture have given homes in Pheasant Run a distinct look. Most homes have larger backyards giving them a modern cottage feel that’s hard to find in newer areas of the city.

Buyers Who Should Consider Pheasant Run:

1) The Land Lover:

Does the idea of being so close to your neighbour that they can watch you eat dinner turn you off? Don’t like being packed in a newer subdivision? Then Pheasant Run may be the place for you. The area has an abundance of trees and with good lot sizes, meaning you’ll have more privacy with these 1970’s suburban homes when compared with a newer sub division. If you’re an outdoor type, then you’ll love this area.

2) The Outdoorsy Type & Health Conscious:

Pheasant Run has a number of parks and an excellent trail system. If you like walking or biking then you can spend a great deal of time on one of the area’s 3 trails- McCauley Green Trail, Pheasant Run Trail or the Glen Erin Trail, which connects to the Sawmill Valley trail system.

3) The Home Improvement Enthusiast

Neighbours in Pheasant Run take care of their homes and just by driving around you can easily tell the type of person who lives in the area. Having said that, like any area that’s 40 years old you will still come across homes that haven’t been touched in years, and past DIY jobs that may not be up to snuff. This is a great area if you aren’t afraid of doing upgrades, a turn key home in this area will sell for a premium.

Buyer Who Might not Love Pheasant Run:

Just like ANY neighbourhood, Pheasant Run is not for everyone, and I think it’s very important to know the downsides so that you can make a fully informed decision.

1) New Home Addicts

Homes in Pheasant Run are 40 years old and many won’t have the granite counters and chocolate wood floors you’ll see in newer homes. Even if the home has been updated, you’ll still be dealing with a 1970’s floor plan and many homes will not have amenities we take for granted in newer homes such as ensuite bathrooms or an inside entrance to the garage. Many of the smaller homes in the area will only have one main bathroom, and laundry is usually located in the basement. On the flip side there’s a ton of potential in these homes, but if you don’t want to do the work, this likely isn’t the area for you.
